13 Questions To Help You Select A Top
Real Estate Agent To Sell Your Home

If you do decide to use the services of a real estate agent or Realtor, then
you might as well select a top real estate agent, rather than just picking any
agent a random. Top real estate agents won't necessarily charge any more
to sell your home - they'll just do a better job.

To help select a top real estate agent, there are several key issues to
consider. Treat the process like a job interview. Interview several agents
before picking the one you want to work with to sell your home.

Here are 13 questions to ask before deciding which agent to choose:

1. How long have you been involved in the real estate industry?

This question is not intended to disadvantage a new agent, as time spent in
the industry is not necessarily the most important factor. However, it may
demonstrate the agent's level of experience or field of experience.

2. Can you supply testimonials from satisfied clients?

Most top real estate agents will be able to supply testimonials from satisfied
clients.
The important thing is to follow-up on some of these clients to ask if they
were in anyway unhappy with service and would they list their home for sale
with the same agent again.

3. Do you offer any form of guarantee?

Seek some reassurance on the amount of effort that will be put in, or the
amount of advertising, or you may want the opportunity to cancel the listing if
you're not happy with the progress. Most top real estate agents will do their
best to reassure you that you are in good hands.

4. How long have you been selling homes in the local area?

Local knowledge is always helpful when you buy or sell a home. Top real
estate agents will be aware of the type of properties currently in demand. And
remember, just because an agent is new to the industry or to the area, it
doesn't necessarily mean the agent will do a bad job. A new agent might
have fewer listings than a more established agent and so might have more
time to devote to helping you. It really comes down to how committed the
agent is to getting you the best possible result.

5. Do you work full-time?

It is important to find a real estate agent that will be serious about helping you
and have the time available to put in the required effort when needed.

6. Prove to me that you have good negotiating skills?

This is where top real estate agents excel. Often, negotiations on a price and
conditions go back and forth several times before a deal is made. Will the
agent look for the quickest or easiest solution, or will he or she strive to get
the best deal for you (the client), even if that means putting in extra effort.

7. What will you do for me?

The agent you hire should demonstrate what actions he or she will take to
help you reach your goals.
Top real estate agents are good listeners and good communicators. That is
not to say that the agent should always agree with you. A good agent will be
prepared to speak his or her mind and needs to be positive, honest and
realistic.

8. What do you want as a minimum listing period?

Most real estate agents want a reasonably long listing term. They will say
they need that amount of time to do justice to the marketing of the property.
Top real estate agents usually don't require really long listing periods.

9. What systems do you have in place to keep in constant contact
during the listing and the transaction?

It is important for the agent to keep in contact with you throughout the entire
sales process. You need to know what is going on. Top real estate agents
usually have good systems in place.

10. What is your best marketing plan or strategy for my needs?

You will need to know:

  • Specifically, how will you sell my home?
  • What are the details of the proposed marketing campaign?
  • Where and how often do you advertise?
  • Will you show me a sample flyer or mailer?
  • How do you market online?
  • What price should I list the home at?

Top real estate agents will provide a detailed real estate marketing plan.

11. Why should I list with you rather than any other real estate agent?

Listen carefully to the substance of the answer. Look for honesty and
genuine commitment.

12. What is your fee structure?

It is important to understand what fees are involved. Remember, that
cheapest is not always the best value for money. It is important to get an
agent you know will do a good job.

13. Will you help me find other professionals and trades people?

If you don't already have a list of people to call on, your agent should be able
to supply you with a list of professionals and trades people including:
mortgage brokers, valuers, builders, decorators, storage companies,
removalists etc. Top real estate agents will have this kind of information at
their fingertips.
